Follow your build through our eight stages of construction with our upfront and transparent process. Understand what to expect from FL Developments and the payments required at every stage.
The first step towards building your home is formalised with the signing of the contract. A 6.5% deposit is also required, less any previous deposits already paid.
Construction begins with FL Developments setting up temporary site amenities, positioning your home on the block, excavating the land, installing underground services, and pouring the concrete slab.
15% progress payment
The structural framework is constructed, including walls, beams, floor joists (for double-storey homes), and roof trusses.
20% progress payment
Your home reaches lock-up once the roof, external windows, doors, and the majority of external wall cladding (excluding aluminium cladding) are installed—or when all internal services are completed and internal wall lining has commenced (excluding garage internal wall cladding).
15% progress payment
All internal plaster lining, mouldings, architraves, and skirting boards are installed. For double-storey homes, the staircase is built. All built-in shelves, cabinets, cupboards, undermount sinks, basins, and troughs are fitted and fixed in position.
12% progress payment
Finishing touches are applied to complete your home in line with your plans and specifications, reaching practical completion. A final walkthrough is arranged to ensure any minor defects are resolved before handover.
11.5% final payment

10% final payment
Your Site Supervisor will meet you at your new home and formally introduce you to your Home Concierge, ensuring a smooth transition into post-handover care. You’ll receive all essentials to settle in, including keys, appliance manuals, and home maintenance guides.
No progress payment
Three months after moving in, your Home Concierge will follow up. You can submit any defects, and we’ll arrange a convenient time to inspect and resolve them promptly, ensuring your home is perfect.
